Subject: Vacation by Owner vs. Realty company
Can anyone provide pros and cons for going either way? Which would you choose, to rent by owner or to go through a rental property manager? Thanks.

Rental company -- I have used both but the extra money for the rental company is well worth it -- They are very responsive to issues whereas owners, esp owners not on site, are not so helpful. Usually houses are in better shape as well when using a rental company. Try Brindley Beach Vacations -- They are very good.

Never rented by owner but I feel kind of decieved going to OBX by owner. Many times you click to rent the property and a rental company comes up. I thought thats why the site was there , to rent by the owner.

Some homeowners that rent out on a website site also use a rental company at the same time. Although you book the rental through the owner, there is a rental company that you will use throughout your stay!

You would need to inquire with the homeowner. I have rented through a homeowner that does this and have had full use of the rental company!

You must be young. People sell there homes, themselves, to save the commission they would pay a real estate agent. They want to keep that and not give it away so buying from a FSBO (for sale by owner) won't save the buyer a dime, it saves the seller. The same with the rental homes. They have no desire to go to all the work a rental company goes through so they would rather you rent from the rental company, so again you won't save anything. Just find a rental company and deal with them and stop trying to save a few bucks at the risk of major problems later.

You rent from owner; who are you going to call if you lock yourself out; there is a repair issue; the house is not clean, etc? The rental company is able to respond quickly to those issues and also has a legal and ethical responsibility. You will have signed a lease with the company; what contract can an owner offer?

My risks shouldn't concern you. With the price of what rental companies charge, like STUPID administration fees, I'll look for a better bargain if I can find one. Those fees, taxes, deposits & insurances just about double the price of the home and a lot of times we have to clean it because the company cant find suitable help. We scrimp and save for a week in the OBX because we are worth a nice vacation and we work hard for it. If I can save a couple hundred bucks, why not? Do you think only the affluent deserve a nice vacation? The poster was just asking a simple question. Your response was insensitive.

I agree with the others. Save your time and rent from a company. If you save your money as you say you do then you should not have any problems affording a nice home. We have met the owners of several of our homes and come to find out they lived out of state so if we would have rented directly from them we would have been screwed if something bad happened and we had no one to call. I would say the rental agency would save you time and money in the long run. Too this is how these people make a living like you go to work, these rental companies work by renting to you and I so I always look at it as a two way street. They get me in a nice home and I help them out too.!!! =)

Looks like you got alot of advise for the rental companies. You are right my friend. As an owner there is no free lunch. The rental companies are charging the owners 18% of the rental price plus pool fees etc. The administation fee is just another dig out of your pocket. As far as lock outs the rental etc. they will probably charge you. After hours the lock out number goes to the locksmith. That will cost you $100. (Sun Rental) I would say if the price is the same rental company vs. owner then go to the rental company however if the price is 15% less is it worth it?

Go with a small rental company. The larger ones always seem to have problems. You don't need insurance in most cases unless you are coming in August/Sept which are the prime hurricane months for the Outer Banks. All charge an admin fee, some are kind of high.
The security deposit waiver fees are a waste, pay the deposit, at least you get it back if you don't damage the house. The Waiver fee just puts more money into the real estate companies pocket. Alot of owners use Vacation by owner but it's a real estate company you end up paying and getting keys from and dealing with. Just do your homework when researching who to rent from.
